DNHN - Almost 100 investors have expressed their interest and desire to participate in the renovation project of old apartments in Hanoi. This is a positive sign of the demand to improve the quality of life and increase the value of real estate in the city.
Currently, old apartments in Hanoi have become a serious problem in recent years. With a long period of use, the infrastructure system of many buildings has deteriorated, causing many risks to the safety and living environment of residents. Therefore, the renovation of old apartments becomes an urgent task to ensure safety, convenience and comfort for residents.
According to information from the Hanoi Department of Construction, nearly 100 investors have registered to participate in the renovation project of old apartments. These investors include construction companies, real estate developers and financial institutions. This shows the interest and belief in the development potential of the Hanoi real estate market.
As planned, the renovation project of old apartments will focus on upgrading the sanitation system, elevators, electricity, and water and repairing other technical works. In addition, renovating the landscape around the old apartment is also an important factor in creating a green, clean and airy living environment for residents.
A representative of the Department of Construction said: “We are very pleased to receive great attention from investors. This proves that they believe in the development potential of the renovation project of old apartments in Hanoi. We will continue to work closely with relevant parties to ensure that the project is implemented effectively and achieves the best results.”
It is expected that the selection of investors will be carried out shortly, after which the project will be implemented in phases. The renovation project of old apartments not only helps to improve the quality of life of residents but also contributes to improving the appearance of the capital and increasing the value of real estate.
In the coming time, the renovation of old apartments in Hanoi is expected to receive attention and support from the government and functional agencies. This will facilitate the project to be implemented quickly and effectively.

According to the draft Project for Renovation and Reconstruction of Old Apartments in Hanoi, the biggest difficulty in renovating and building new old apartments is site clearance, the State does not specify the recovery of land, compensation for site clearance and allows the parties to negotiate themselves. 14 projects are surveying the opinions of the owners, most of the owners request a compensation coefficient for on-site resettlement too large (K>2-2.5), which is unreasonable. Because previously there were no regulations on the maximum allowable compensation coefficient, the investor could not agree with the apartment owner.
Decree 69 has solved the site clearance problem, which specifies the support, compensation and temporary residence options, the compensation plan is based on the approved planning, and regulations on the forms of resettlement when the old apartment building is not rebuilt at the old location… It is expected that the City People’s Committee will establish an Appraisal Council before December 15, 2021, to consider and approve the detailed compensation, support and resettlement plan based on the regulations in Decree 69: The compensation coefficient K is from 1 to 2 times the usable area of the old apartment, according to the principle that K gradually decreases in the inner city area.
