Ben Cat transforms, real estate into a "golden age"

At the beginning of July, Binh Duong province had a working program on the master plan adjustment of Ben Cat town master plan to 2040. With a planned area of 23,435 hectares, the inner city of Ben Cat will include 7 wards: My Phuoc, Thoi Hoa, Tan Dinh, Hoa Loi, Chanh Phu Hoa, An Tay, An Dien and Phu An commune.
Which, zone 1 holds the function of an administrative - service - industrial centre, located to the east of Thi Tinh river. Zone 2 is a service-education-industrial urban area located in the east of the Thi Tinh river. Zone 3 is an industrial-service urban area limited by the roads My Phuoc - Tan Van - Bau Bang and Ring 4. Zone 4 is an industrial-service urban - a focal point of technical infrastructure limited by the roads My Phuoc - Tan Van - Bau Bang and Ring 4. Zone 5 is an industrial-service urban area stretching from the West of Thi Tinh River to the Saigon River and bounded by Ring Road 4. Zone 6 is an urban area. The port service is also west of the Thi Tinh River to the Saigon River and is limited by Ring Road 4 in the North.

According to the orientation, by 2030, Ben Cat will become a high-tech industrial city - commercial service - a major traffic hub of the southern region. The development areas are arranged reasonably connected, supporting each other's functions to create the best resonance.
To realize that goal, in parallel with investment in infrastructure, urban renovation and upgrading, Ben Cat is calling on the business community to invest in a trade-service system and a system of social utilities, focusing on improving the living environment and increasing the green area. In particular, new urban development projects are being prioritized to attract investment to contribute to speeding up the urbanization process of Ben Cat. When becoming a city in 2025, Ben Cat is expected to become a livable city, with smart social management and operation with a green and clean environment.
The "golden age" of real estate
At this time, a series of large real estate projects have been gradually taking shape, creating a spacious urban appearance for Ben Cat. These include EcoLakes My Phuoc, Mega City, Golden Center City 1 and 2, Oasis City, Western Land...
Additional resonance is adjacent projects in Binh Duong’s new city such as SORA Gardens, Midori Park, Midori Park Haruka, TDC Plaza, and The Charms. These projects form a modern urban chain located in the heart of Binh Duong’s smart urban area, where experts and entrepreneurs from all over the world come to trade.

Moreover, the population size of Ben Cat is currently close to 400,000 people, but it is likely to increase sharply when it becomes a city in 2025 and the industrial parks in the area are now a favourite destination of many international corporations. Besides, Ben Cat has 180,000 employees working in 8 industrial zones and universities in the area such as Mien Dong International, Viet Duc, and the future Green Gate university area as well as attracting hundreds of thousands of students, and lecturers come to study and research.
According to forecasts, by 2030 the population of Ben Cat will exceed 600,000 people and reach more than 900,000 people by 2040, which means that Ben Cat will need a lot more housing supply with utilities to meet the needs of the people. This is a solid foundation for domestic and foreign investors to put their faith in the sustainable "golden period" of the Ben Cat real estate market.
Vietnamese businesses are even excited and long ahead to catch the potential of Ben Cat. For example, Kim Oanh Group has successfully developed a series of projects including Mega City, BenCat Center City, Golden Center City 1 and 2, RichHome 1 and 2, etc. Many investors "put money down" on these projects so far have made "giant" profits.

At the end of June, Kim Oanh Group continued to announce the Richland Residence urban area project with a scale of 15.46 ha in the centre of Ben Cat. The project fully integrates utilities including schools, parks, outdoor sports areas, etc. The most prominent is a series of luxurious services such as restaurants, coffee shops, mini shops, beauty services, etc. right on the commercial street. European trade brings a modern and comfortable living experience to residents. With many strengths, but currently, Richland Residence has a price of only 1.3 billion VND / land and 2.1 billion VND / townhouse, so it is considered very attractive by investors compared to the price level in the Binh Duong market.
Richland Residence is a rare methodical investment project to quench the thirst for supply for the Ben Cat market in the first half of 2022. Right on the first day of its launch, the project attracted more than 2,000 guests looking for opportunities to own. It is forecast that the second phase of products announced by Kim Oanh Group in July will also continue to heat the market in the context that the demand for property ownership in Ben Cat is still very large.
